We are seeking a Manager, Project Development, to join the Land Development Team working directly with the Senior Director, Project Development.
The Manager, Project Development needs to be agile, professional, and comfortable in a rapidly changing environment. Key ResponsibilitiesInclude but are not limited to:
- Lead site selection efforts by managing end-to-end project tasks including scheduling, progress tracking, and ensuring key milestones are met.
- Identify and evaluate strategic land parcels for acquisition, aligning with company growth objectives and technical requirements.
- Conduct in-depth research on potential sites, analyzing geographical, environmental, regulatory, and logistical factors.
- Perform data-driven analysis to assess site suitability for data center development, including infrastructure access, risk factors, and cost implications.
- Develop comprehensive site evaluation reports, including scoring frameworks, comparative analysis, and executive-ready summaries.
- Conduct market and economic analysis to understand real estate trends, pricing dynamics, and regional development outlooks.
- Benchmark potential sites against industry standards and internal criteria to ensure alignment with operational and sustainability goals.
- Collaborate cross-functionally with engineering, development, finance, legal, and sustainability teams throughout the evaluation and approval process.
- Manage documentation and records related to land acquisition, including contracts, due diligence materials, and project milestones.
- Provide regular updates to leadership on site pipeline, acquisition progress, and strategic recommendations.
- Champion sustainability initiatives within site selection, integrating environmental and community impact considerations.
- Coordinate with the Impact team to advance local sustainability projects, including:
- Waste heat reuse strategies
- CO₂ footprint reduction in partnership with utilities
- Agricultural and water stewardship programs
Skills & RequirementsEducation / Experience
- 2-6 years of job experience
- Having a degree in fields such as Real Estate, Business Administration, Finance, Urban Planning, Geography, Environmental Science, or Civil EngineeringSpecific Skills / Abilities
- Strong research skills to gather and interpret relevant information about potential sites.
- Efficiently manage time and prioritize tasks to meet deadlines.
- Ability to analyze data and make informed decisions based on research and metrics.
- Strong verbal and written communication skills to effectively convey findings and recommendations.
- Basic understanding of project management principles to assist in coordinating site selection activities.
- Ability to work collaboratively with various teams and stakeholders.
